Buying Flats is a popular option in Delhi NCR



Flats culture is here to stay in urban India, but, nevertheless, there are many people still, who prefer to live in independent houses with small gardens attached, if they can afford them. For people who fancy independent houses, there is a golden chance to be had at places like Yamuna Expressway, Noida and Gurgaon.
Experts say that plots here are a part of the core development design and blend harmoniously with the social infrastructure like schools, hospitals, nursing homes, shopping arcades and open green spaces. Industry sources say that those who have invested in prominent stretches of the NCR like Yamuna Expressway, Greater Noida and new sectors of Gurgaon and Ghaziabad have doubled their investments in just a few years.However, location is a crucial factor that has to be given due thought when opting to make a land investment. Factors like connectivity, transport network, proposed townships in the neighbourhood, infrastructure development, accessibility to amenities, etc, seems to be play a key role in spurring land prices in peripheral and suburban areas.
Sanjeev Gulati, a businessman, who recently booked a plot in a project in Noida, says that these plots come with facilities that are available for a township like 24-hour security, round-the-clock running water and power supply, well-lit concrete streets, landscaped greens and themed parks, broadband connectivity, rainwater harvesting, clubs with gymnasiums and swimming pools, sewage disposal facilities and other such modern luxurious facilities.
“Plots are mostly available in private townships developed by various real estate developers, who provide high-end, high-performance residential land development in sectors looked after by the authorities concerned,” Gulati says.
Build your dream home on a plot
“More land has been released for development with the expansion of the NCR region and the common man can now realize the dream of owning a plot at an affordable price, especially along the Yamuna Expressway,” says Gautam Mehra, the director of HDIL-Conclave Group. The group recently launched Imperial County, a 100-acre fully integrated township, along the Yamuna Expressway.
Talking about the new trend to buy plots in the NCR, Alimuddin Rafi Ahmad, the CMD of ILD Group, says: “With world-class infrastructure facilities and easy connectivity, Yamuna Expressway is becoming a hot destination for the real estate market. Also, with the NCR Planning Board giving its nod to the master plan, the Yamuna Expressway Industrial Development Authority (YEIDA) has already started preparing a road map for speedy development of the region. This will enhance not only the residential sector but also attract corporates and industries and make the region a perfect real estate destination.”
Some prominent projects in plotted development in the Delhi NCR include Imperial County, Curio City and Upcountry along the Yamuna Expressway, Jaypee’s Green Homes in Noida, and Aranya in Gurgaon. HDIL, in joint venture with Conclave Group, New Delhi, launched a 100-acre fully integrated township in Sector 22D, close to the F1 track on the Yamuna Expressway.
“Customers can design their dream homes on our plotted layouts as they provide them the flexibility to build their houses in stages, as the family expands,” says an official of HDIL-Conclave. Even for the smallest plot available, 195 sq yards for around Rs 50 lakh, one can build in excess of 3,000 sq ft, which is far higher than anything that apartments offer, the official says.
